Keith Simpson of Restaurant Realty sold Bella Luna Bistro + its Real Estate, located in Merced. RRC wish Giancarlo and Anaid all future success and Vinnie a happy retirement.

The History of Bella Luna Bistro restaurant, located in Merced commences in 1995 with Vinnie De Angelo as the Owner/Chef extraordinaire. Vinnie’s reputation for authentic Italian cuisine quickly spread throughout the central valley. This 6,000 sq ft restaurant and bar became the epitome of success. Vinnie purchased the building and expanded into Catering as well, where his fully equipped kitchen on wheels could be seen parked outside the restaurant on Main Street.
After 24 years Vinnie was ready to retire and decided to sell the business only initially. He found Restaurant Realty and Keith Simpson met with Vinnie. The restaurant is broken into of 4 large rooms. Bar, 2 Dining Rooms and a Banquet room. The large kitchen being the 5th room where fresh pasta and homemade bread was perfected daily. To carry on his fine reputation was a tall order. Fortunately, a seasoned restaurateur and one of RRC agents, Giancarlo DiTullio with his wife, Anaid were the successful bidders for the business in 2021. Giancarlo DiTullio was interested in eventually purchasing the real estate in time. The clock was ticking as Vinnie was keen to sell everything within 36 months. From Giancarlo and Anaid’s success at operations, they purchased the building in September 2023, some 30 months after purchasing the business with the help of a long-term 25-year SBA loan provided by Bob Porter of Plumas Bank. This loan was an extremely fast process and the monthly loan payments were less than the prior rent. This always makes perfect business sense to purchase the real estate as well as the business, when possible, to ensure a steady monthly payment, without landlord annual rent increases, while over time, enjoying the increased value of the of the bricks and mortar.
The business is also a huge success in the area and Vinnie is still a regular and so happy that Giancarlo and Anaid have continued his legacy.
